Corporate tenants often have higher rental budgets
Their companies will sometimes sign the lease which is legally more reassuring for landlords
They often sign leases for terms longer than 12 months
In our experience, the wear & tear on properties is usually less with corporate tenants

Corporate tenants have higher expectations & can require more attention before & during tenancy
They often have relocation agencies at their disposal. It’s important to remember that these relocation agents act in the tenants interest & can be tough negotiators
Since 2008 most corporate tenants require 6 month break clauses on their leases which reduces the commitment to landlords
Pets are often park of the package with corporate tenants and this risk must be dealt with accordingly to protect the landlord
The deposit is often required by the company to remain with Bonded letting Agent, for duration of the lease
